Source: ProfessionLens, October 2026

In the 12 months to September 2026 Florida and California issued 35,980 sales licences, 2.5% fewer than the 36,888 in the 12 months before.

Texas issued 13,840 in the same 12 months and 14,090 in the 12 months before, but the Texas file dates only 198 first licences to December 2025 and 47 first licences to January 2026, against 848 to 1,816 in each of the other 22 months, so its 12-month figure undercounts. TREC moved licensing to its new REALM portal on 15 December 2025 and reported delays in licence issuance for applicants who took the exam from 2 December 2025.

37,550 of the 49,820 licences the three states issued in the last 12 months are active today (75.4%).

591,712 sales licences are active today: 241,324 in Florida, 209,407 in California and 140,981 in Texas.

Florida sales licences expire on 31 March or 30 September. 57,183 licences that were active on 30 September 2026 carried the 30 September 2026 expiry date, and 7,316 of them (12.8%) had not been renewed by 5 October 2026. Florida lists them as involuntarily inactive, and a holder can still renew late. Another 887 licences that were active on 30 September 2026 are no longer on the file.

2,148 of the 10,832 Florida sales licences first issued from October 2024 to March 2025 (19.8%) were on the 30 September 2026 file and are not on the 5 October 2026 file. Those licences reached their first renewal on 30 September 2026.

Method

  • Sales licence: Texas TREC "Sales Agent", Florida DBPR "SL Sales Associate", California DRE "Salesperson". Broker licences are not counted.
  • Active: Texas status Active; Florida Current and Active; California Licensed. California's "Licensed NBA" (no broker affiliation) is not counted as active.
  • New licences are counted by original licence date.
  • The three files list current licence holders, so a licence that was issued and later dropped off its file is missing from the monthly counts. Counted the same way, the Texas file has 24,151 licences first issued in 2021 against 13,840 in the last 12 months, and the file cannot say how much of that gap is licences that lapsed and were removed. So the series starts 24 months back. Texas and California sales licences run two and four years. Florida keeps a lapsed licence on its file as Invol Inactive, but licences that missed their first renewal left the file, so each month shows the highest count any edition has recorded for it. The JSON carries the count on the current file as monthly_file.
  • Exits are licence numbers active in the previous edition's file and not active in this one.
  • Files, all downloaded 2026-10-05: Texas TREC licence holder file (data.texas.gov dataset s7ft-44qi), Florida DBPR real estate licence and corporation extracts, California DRE current licensee list.
