California licensees: the DRE current licensee file (CurrList.csv, September 2026), one row per licence. Individuals = SALESPERSON (289,907) + BROKER (90,824). Officers and corporations are excluded. "Working under a broker" = salespersons with status Licensed (209,734) + brokers with status Licensed (83,341); status Licensed NBA means no broker affiliation.

California teachers: CDE Certificated Staff Reports 2024-25, classroom-based K-12 teachers in public schools, 286,126.

California home sales: C.A.R. projection of 2025 existing single-family sales, 269,000 (forecast released September 2025). Condos are not included.

Texas licensees: TREC licence holder file (data.texas.gov s7ft-44qi), status active: 140,551 sales agents and 33,385 individual brokers. Broker companies excluded.

Texas home sales: Texas REALTORS 2025 annual release, 335,390 MLS-reported sales.
