Homes per agent = homes sold in 2025 / agent count. No adjustment for buyer and seller agents; the post gives the two-sided US figure (5.6 sides per Realtor) separately.

Surplus = US agents minus US sales divided by the Swedish rate: 1,439,163 - 4,060,000 / (171,200 / 7,465) = 1,262,000 (rounded).

Agent counts come from registers where one exists (Sweden FMI, New Zealand REA), association membership (US NAR, Canada CREA, Netherlands NVM and Vastgoed Nederland), labour force surveys (UK ONS) or published estimates (Germany, France, Australia). Sales counts are the national series named in the CSV; UK and Germany use forecasts of the 2025 total, New Zealand is December 2025 sales times 12.
